SYNOPSIS
Parcel F is the first PFI contract with Government which requires BIM implementation from Design to Facilities Management stage. The direction was given in 2012 whereby BIM implementation is one of the technical criteria of the contract. During that time, BIM was still new in the construction industry and BIM knowledge among professionals were still at infancy stage.
KLCC Projeks Sdn Bhd has been appointed as the Project Management Consultant (PMC) to manage the said development & turned the dreams into reality. Nevertheless, to meet the contractual requirement, KLCCP had to be very proactive in obtaining BIM knowledge; whereby lots of initiatives and effort were taken by attending numerous BIM trainings, courses and conference provided by various Professional Bodies and CIDB. KLCCP had numerous engagements with CIDB’s BIM expert for their technical guidance that point of time, the procurement strategy was tricky process as not much sample of project can be used. Thus, it required KLCCP’s innovative and creative thinking to resolve all technical and commercial issues. KLCCP were very much aware and anticipated all BIM procurement challenges especially when the BIM requirement is up to Facility Management.
After the BIM System had been successfully procured in the Contractor’s contract, KLCCP experienced another challenge specifically in managing and monitoring BIM implementation by Contractor since KLCCP’s BIM technical knowledge was very limited and theoretical only. During implementation of BIM in this project, there are also lots of challenges encountered such as lack of BIM expert resources, slow of changing mid-set to BIM era among all stakeholders, calculative on time spent for BIM etc. as for BIM FM, all parties are curious on how effective BIM could assist the Maintenance Team in managing and maintaining the building as effectiveness of BIM FM is yet to be proven in Malaysia.
This visit highlighted KLCCP’s BIM Journey where it is not only the first project of its kind in Malaysia but also one of the most impressive in the world.
